Garage Door Weather Seal Replacement in Frisco, TX

Hardened bottom seals and cracked side stops let in dust, rain, heat and insects. New seals take about an hour and make an attached garage noticeably easier to live next to.

The Seals We Replace

Garage door weather seal replacement renews every seal around the opening: the strip in the bottom retainer, the stop molding on each jamb, a header seal and, if water collects, a threshold on the floor. In Frisco a new bottom seal runs $110 to $240 fitted and new stop molding on both jambs $165 to $375.

On a Frisco house, the garage is usually attached and often has living space above it. A worn seal lets summer heat, dust and wind-driven rain straight in, and it lets the garage lose whatever the insulated door was keeping. New seals are one of the cheapest ways to make that room behave.

Garage Door Seals and What Each One Costs

Garage door weather seal types and prices in Frisco, TX, 2026

Bottom sealRetainer along the door's bottom edge$110 to $240
Stop molding, both jambsAlong the sides, flap on the door face$165 to $375
Top sealAcross the header$70 to $160
Threshold sealBonded to the slab under the door$65 to $160

Fixed price at the house. Wide doors, a bent retainer or a profile that has to be ordered move the figure.

Bottom seals are made in several profiles, and the aluminum retainer on the door decides which fits. We match the profile, and replace the retainer if it has bent or corroded rather than forcing new rubber into it.

Diagnosis

Worn Seal or a Door That Has Moved?

Pick a sunny afternoon, lower the door, kill the garage lights and study the floor line. Uniform light along the bottom says the seal is spent; light that widens toward one end says the door or slab has gone out of level, which a seal would only mask for a season.

Frisco's clay makes the wedge common. Collin County slabs move with the wet springs and dry summers, and a garage opening that has shifted a quarter inch leaves one corner of the door riding high. The USDA's Web Soil Survey map shows the soil under any lot. When we see the wedge, the door gets leveled on its cables and the tracks re-plumbed before the seal goes on.

How a Weather Seal Visit Goes

  1. Find every gap

Daylight test with the door closed and the garage lights off, bottom, sides and top.

    10 minutes
  2. True up the door

When one corner touches down first, the cables get adjusted and the tracks set plumb.

    15 minutes
  3. Seal it

The worn strip comes out, the retainer is cleaned or renewed, the new strip slides in, and the stops are set just touching the door.

    20 to 40 minutes
  4. Test

The close limit is set for the new height and the door is closed onto a board to prove it reverses.

    10 minutes

On a double and single door, both get checked. The garage door seals on the door that faces the afternoon sun usually harden first, and it is common to need a new bottom seal on one door and only stop molding on the other.

Why it pays

Heat, Hail Storms and the Room Above

A new bottom seal closes the biggest gap on the house against the summer heat and the dust that follows it, stops rain being driven under the door during spring storms, and keeps out the crickets and roaches that come to the light. Weather stripping that actually closes the gap is one of the first steps in Texas A&M AgriLife's scorpion advice.

If the door itself is the weak point, our comparison of insulated and non-insulated garage doors explains what insulation buys in a Frisco garage. A taller new seal meets the floor sooner, so the opener's close limit gets reset and the reversal re-tested under the federal opener standard.

You never need to touch the bottom brackets

A seal swap works around them. Because the lift cables anchor there under the springs' full pull, a retainer corroded onto the brackets is ours to deal with.

Seals are checked on every tune-up. The Frisco price guide has every figure, and our Frisco garage door repair page covers everything else on the door.

Questions

Seal Questions Frisco Callers Ask

What does a bottom seal cost in Frisco?

On a standard door, $110 to $240 fitted. Bent retainers, extra width or a profile we must order push it higher, always priced first.

How long do garage door seals last?

Most last five to eight years, fewer on doors facing west or south into the afternoon sun. Hardened or split rubber has stopped sealing.

Why is there daylight under one corner of my garage door?

Either the cables hold the door out of level, or the slab underneath has shifted. We level the door first. On Collin County clay, a gap that returns each summer is the slab moving with the seasons.

Do new seals help an insulated garage door?

Yes. Insulation only works if the gaps are closed. Worn seals leak more air than an uninsulated panel, so seals are the first thing to fix.

Will my HOA care about new weather seals?

Rarely. Seals are black or white and sit behind the door face. It is door style and color changes that go to architectural review.
